If you're buying for cash flow, have the money to put down on and do a great job furnishing a larger property AND you're in a market that is conducive to it, then it's a no brainer to go for the larger insurance placement strategy.

@Alfie Bartley, maybe I'm misunderstanding, but wouldn't an ARV of 55/60/65% be even better than 70% where it'd be a no brainer at that point?

So an eviction 10 years ago would practically be ignored with an otherwise good record since, while an eviction 3 months ago is a no go.
