There was serious electrical and plumbing issues, and there was an addition (4rd bedroom) that was never approved, not to code.

It is a one bedroom in a great location and is move in ready.The only problem I see is that in the association rules, it states that owners that rent their unit must pay $1,200 per year and also $500 every time a tenant moves in.Are you serious?

Is there more value in a 3rd bedroom or a second bathroom ?  

First of all, there is ample water here, one of the few areas in the state that has little to no worry about having a water shortage in the main residential areas.

I have a nicer 3 bedroom, 1 bath house in a decent neighborhood for $1095 a month.

When I was buying homes I liked to get 4 bedrooms, 2 bath homes built within the last 15 years.

This $300.00 rental in the quadraplex is a 1 Bedroom unit which I was the most readily available as the other units need cosmetic touch ups etc.
