FHA does not permit a LLC to be the responsible party for their loans - MUST be in person's individual name.  

I think by being an unlicensed person in that situation that contract law would prevail.  

Personally I would not split this deal 50/50.

I  would be looking for something near one of the many creek revitalization projects personally (I am hopefully playing a long game).

I'm not saying Propertyware is the best and I do have plans on switching in the future as I grow but I do feel 2 platforms are needed to separate my management business from my total personal business.

I appreciate the fact that I could download live sessions that I personally connected with.

There is a huge virtual community of members as well, but there is nothing like networking with like minded people in person. 

I, personally, invest in midwest markets where the properties cash flow day 1.
