I've heard that they're are benefits on turning them from personal property into real property; however, I've not found very clear advice on why I should do so, as the internet is fairly vague.

Client being charged an absurd rate = client goes to a jenky internet lender = client doesn't actually close on the purchase.

When I am looking for people to do the right thing I always share that doing the right thing makes me want to endorse you. not doing the right thing will encourage me to go to BBB, google reviews, and any other internet forum to share my experience.

I've also seen coaching programs completely transform lives, mine included.It's not about knowledge: If it were everyone with an Internet connection would be a successful investor!

The plantiff was a Hard Money lender and the defendant an LLC.There were no photos of the inside of the home on the internet, but I did a walk-by before the auction and could notice plenty of enhancements- new paint exterior, new windows, new AC compressors out in the back lawn, some electrical conduit ran, nice light fixtures and swimming pull furniture, etc. 

I saw the 10% just doing a general search on the internet (no specific lender named)
