Be picky...a park bench advertisement is not where to find the investment-realtor.

I personally would use that and turn it into online and social media marketing to advertise yourself as a realtor and try to gain business that way.

You could always ask the seller if you can advertise for rent now (with no showings or applications accepted until after close).
