Hi all,I'm looking for a contractor to do a second-floor addition on a 60's ranch house.

I am just trying to understand better how much more in addition to the down payment should you expect to pay!

Additionally, to pay an additional $3 per unit to get it in 2 days is a nonstarter.I have found Cozy to be extremely landlord friendly and many of the issues raised in these threads they address (i.e. automatic late fee).

Any additional deal I found after the FHA deal would still give me trouble with finding a lender.

In addition, I would make sure you have created a rental criteria that outlines income and credit requirements as well as how you will treat those with a criminal background or eviction history.

Add some industry standard additional income for whatever other amenities exist on the property.Try to get your hands on a few marketed deals in the area to get a sense of expenses.

I will continue to work a full time job and have access to another $100k I will keep in the stock market, so there is access to additional capital if absolutely necessary.Any inputs/advice would be greatly appreciated!! 

Do I need an additional addendum to the agreement of assignment addendum?
