This may be a unique and/or under exploited Buy/Hold niche so I’d appreciate any feedback the BP community may have.Even though I’ve done a ton of research, I believe there is no substitute for hands on experience therefore, I’d love to network with investors who have experience with this strategy or even partner with investors interested in the concept.I became a BP fan about a year ago by listening to the podcast and I am very excited to chat with and exchange ideas with the members on this site.

I tore out and replaced kitchen, new SS appliances, ceiling fans, refinishing original hardwood floors, new paint, new roof, etc.  

I am also a fan of thumbtack.

Regarding your fireplace, it's real stone but it's also real ugly ;)  I'm not a fan of painted stone, but it would certainly make this look better.  

For investments, I'm a big fan of Lafayette and Erie.  

Annelyse Finley  from my point of view someone who has been in the trenches for 40 plus years. you have two distinct things going on... one as J martin explained your going to use your Freddie fannie slots 4  or some times up to ten to buy rental homes with and a personal resi.these will need to be in your personal name and proper insurance with an umbrella usually suffice'sLLC for me is not about asset protection as much as it is about setting up partnerships and uneven distributions of profit or loss.. plus loss carry back if needed for us self employed folks.

I have worked with 4 different lawyers to do my evictions, and I am not a fan of any of them.
