Depending on your relationship with them, that might be feasible, but if you're just picking up someone you don't know personally, you could bring the productiveness of the investment down because you'll both occupy unit(s).Side jobs won't really do much until you are at that side job for a sufficient duration of time - it may be 2-years.

@Joe Villeneuve  I hear ya... . 25% equity can go poof.I made loans on really nice 10 year old homes in Atlanta that were worth 140ish I made what I thought was great loans at 60 to 65% LTV>. by the time I foreclosed on them had them back they were selling in the mid 30's to 40 s.. values can and did drop 50 to 80% in many markets in the down turn..
