The current "President" doesn't own any investment property and seems pretty unmotivated from what I hear. 

I have already talked to my hometown bank- gotta love being able to call the president of the bank directly.

Should we be elected to taxed as a partnership or as an S-corp, and why?

President would is fine for larger small business with multiple employees.  

After loving my Real Estate Investment elective this year, I've decided to apply for the Real Estate Specialization for next year.

The President of Quicken Loans was on the site with his people and they were fixing up a neighborhood park with another DIY celeb.I'm really surprised at not having the proper permits though.

Better yet, ask the SUCCESSFUL investors at your local REIA who they use and get an introduction to a key person at that bank.Another key point is that you need to work directly with a decision make at the bank (President, Vice President, Chief loan officer, etc).

People are definitely using it and downloading files -- hopefully more elect to upload and share the tools in their toolbox.
