My question regards down payment sizing, I am wondering if it would be a bad idea to put a larger downpayment on a house to increase cash flow as me and my brother don't see our college years as a time where we can dedicate our full energy into finding/managing deals (and if we do we could always refinance to pull out our equity).

I have worked with this borrower many times, never been a day late on payments.

The tenant has the utilities in their name and the gas was recently shut off for non payment since September.

They are looking to either keep it as a rental or occupy and rent out their current property.I understand the large risk of buyer non-payment and activation on due-on-sale clause.

I am not looking for any sort of payment, just trying to gain knowledge and hopefully help someone who may be looking for a driven individual with a great attitude. 

I need the ability with the tenants permission to make changes to the monthly recurring  payment as opposed to waiting on them to make a change.

Per our Program Participation Agreement, all clients receive rate change notification via email with 30 days notice and cancellation notification for non-payment with 10 days notice.

A full month rent to place a tenant and 10% each month to accept a payment?
