Sounds like your buyer would bankroll (cash or construction loan) the entire project which you'd manage and then u split the perpetual cash flow and appreciated sale value 

Everything u said is true but it's not that easy.

Rent is 1400 a month and she will be receiving $2000 a month for tuition/living expense, her partner makes $1600 a month at a paid job month from the U in which he is getting his doctorates.

Do it some of my best deals come from a town that is less than 9k and the other is less than 3k people now these are bedroom communities the advantage is that u can get RD loans for zero down, and less competition
