I've been looking in one periodical for probate leads.

I want to know the be sources to find out how to go about finding leads and getting listings for traditional properties so that I'm not limited to own type of real estate sales.

Wanting to get deals on buy and holds but have run across a couple of leads generated off my website that seem to be good for flipping but not that great as rentals.So on the  first one I have partnered up with a friend who is a broker and wholesaler so I could learn on this first flip.  

It's invite only but it's specifically for rehabbers who need a joint venture partner to fund their deals. 

I am new to real estate but I have been generating leads through my marketing and my website.  

Various leads sources, now it's mainly referrals from previous clients.

It lead to me buying the house next door from the neighbor for $38,000 and a similar one 3 doors down for $67,000 on an assumable loan.  

Since you have flip experience and did quite well with it, maybe you can joint venture with someone that has the capital and not the experience and do that until you have enough saved capital to do some on your own.
