Why most stick with mortgage paper and not commercial paper that includes leases, inventory, floor planning and other financial arrangements.If you only know what you know, then you'll probably only learn what someone tells you and that can be a load of stuff, but you'll never know......will you?

However, the IRS considers everything as inventory regardless how long you own it so you can't depreciate property.

Always do the math analysis and try to look at the subject properties before you make an offer or at least have a clause that will allow you some time (about 15 days) to make an inspection to look at the subject property and possibly back out of the deal without a penalty that exceeds your earnest money amount.Since the inventory is low right now cash buyers are getting most of the deals because they can close quickly.

Right now the inventory is kind of low and there is a bunch of competition out there but do not let that get you down.
