For example (and these will vary, but the overall average will be about 50%), 10% vacancy, 10% property management, 10% taxes and insurance, 10% maintenance, 5% advertising, 5% misc.So, if you want to have positive cash-flow, your mortgage payment needs to be no more than 50% of your market rent (or your market rent needs to be twice your mortgage payment).

Does a buyer who is not licensed have to provide a CMA, of course not and they may know 10 times as much as the average agent.

Maybe in SD $300 on a duplex IS buying better cash flow, but not an impressive number on a $500K purchase.If you want to stay at home you have to figure out what returns are acceptable and will probably really have to work your butt off to find above average deals.
