Also, in some cases, having utility bills in collections means they can't establish new service in their name if they were to move in (at least not with the same company).On the other hand, if they had one incident five years ago - like maybe a car accident, and accumulated some big medical bills that they couldn't pay at the time so they subsequently went into collections, then that might be something I could work with.

I did some further research into renter's insurance after reading this thread and found that it not only covers the renter's personal property, but also liability for things caused by the renter including medical bills I other damages.

Which brings me to the next day, I got a text from the wholesaler at 6pm that a property just came up in the Indian Hill SD, near Kenwood mall – I was even more surprised by this than I was with the Hyde Park house, because houses in this SD really command a premium and I had also never seen one come up in this area.
