Hi @Anthony Phillips, It sounds like you are trying to buy and hold which is probably better to do by yourself than partnering with another investor.

Have been in partnerships where we are supposed to split the cost overruns and holding costs 50/50 but ended up having to pay it.

Anyway, with a HML first and a 20% 2nd Gap funding the holding costs may eat up your profit if you don't turn that property fast.

I'm getting married next month, and have been feeling the pressure to buy a condo, that would serve as a home base for me and my wife when I'm in between international assignments (10 days each 4 months) and would hold me and my wife's things (wedding gifts, furniture etc)My biggest problem is that we would only live in the condo about 20% of year, as we would be traveling abroad as part of my job.

We are looking at wholesaling, fix and flips, and eventually buy and holds

My short term plan is focus on buy and hold until I have replaced my I.T. income.
