These differences expand to California as well such as the amount of principle you're allowed to claim interest on for itemized deductions, qualified business income deduction, real estate professional status, and bonus depreciation.

I get the feeling that most of the horror stories occur in large cities when guests are involved.

You will be able to make a better margin on your cleaning fees (for example if your cleaner charges $80/clean you can charge your guests $120/clean and keep the spread), but what I've found with cleaners is similar to what I've found with contractors; the cheaper they are in price, more often than not the worse the quality is.

My property is ideal for longer term guests, up to 6 months, so refilling will come up.

I agree with the sentiment here - it could definitely be a selling point for the right guests. 

Aside from everything above which is all great advice, be proactive with your house rules and bake the type of guest you want into your listing.
