Either way you do it, you will want to connect with local people familiar with the area.

I'm not familiar with MN but generally cities give you a reasonable amount of time to cure defects before penalizing you, where reasonable is left up to the courts and depends on specifics.

Then, when you decide to hire all that stuff out, you are familiar with the entire process, etc...Good luck!

I'm most familiar with Listsource.com as that is the site we use primarily.I would recommend doing a quick search in the search bar for direct mail companies. 

I'm a local and very familiar with Chattanooga and surrounding areas and still find myself driving to check out a property that may or may not be a good deal because it is on a street that goes from great to bad and back within just a couple of blocks.

Many policies will stipulate that heat must be maintained or the water shut off and the property winterized in order to afford coverage.Definitely work with someone who is familiar with coverage specifically for investment properties.

Some will try to make you look only at the area they are familiar with.
