You should be able to find someone that will package it as a 4 unit, but add in bedrooms and sq ft of the ADUs.

Granted everything you could learn in that program is likely here on this site for free but I imagine the program likely packages it up an easy to follow format.

An alternative to that is to seek out a manufactured home dealer in the area that is selling land/home packages and ask them what the process is.If there is no existing paperwork with the year, make and serial number to be found, you can look for the data tag.
