However unlike you i will be funding the rehab and i intend to have my partner fund the purchase( i will pay him a fixed return on his investment, ~ 8%), way better than he is getting on a CD or REIT dividend.

If you aren't sure, I would study other sucessful players in your local market and on BP and determine what "niche" of the market do you want to carve out for yourself.

Not the most efficient way to get a deal, but you might find something before it hits the market or better yet, put the idea of sale into an owner's head who wouldn't have otherwise considered it.Good luck player!

These are mostly C-D class properties/ tenant profiles so I get that there'll be some work to be done, but I've also heard from other investors that most maintenance costs can be passed onto the tenant.

And I know a former BP Member Rick Harmon works on pretty complicated probate stuff.. but he is bona fide.So I am at my attorneys last week on another matter and his partner wants to ask me if I know some guy.. turns out to be the same dude they are prepping a pretty heavy duty summons and complaint.. seems investor money may not have gone where it should and the guy has gone dark.but then again there are very complicated Walls street manouvers that the big players do that can't be explained in 3 minutes but are fine and legal.but for us vanilla real estate investors..
