Not to say you need to just cram for tests and get done with it.Use your college experience to grow your network as well as your book knowledge. 

Testing and tracking is critical, and this is certainly some work on your part, but the results are VERY MUCH worth the time spent.  

That net result of that formula needs to cover your mortgage, also known as self-sufficiency test, which make it tough for investors.Feel free to shoot me a DM.

@Daniel J Lopez I would for sure read as much as possible, and when prepping for the test after the classes grab a book that incorporates the whole information/data for the test.

You will need this knowledge to pass the test, but will probably only use about 50% after getting it. 

@Steve MorrisThank you.This would be a long term hold - 7 to 10 years.I don’t think given current Covid market, I could bump rents $200.I guess the smart strategy would be to do one unit rehab and test the market.
