This is a good strategy.http://www.dallas-ecodev.org/We have a 320 unit apt community in north Dallas that we are in a capital raise right now and although not the most important factor for why we are selecting this market / project, having Toyota building / relocating it North American headquarters 10m away is a catalyst for direct 4,500 jobs / 1,000 indirect jobs in the area and is something that definitely is a positive to the deal.

If you choose the right escrow company (I like First American Title in Seattle), they can actually draft up all of these for you for free, so you can save those attorney fees (unless you really want to).HELOC would also be good for reserve funds.
