What I wasn't told by the Landlord/Seller is that there are about $4300 in transfer fees in Sun City, I was not given a CCR (only later to find out it is a 55+ community) and that the A/C was going out. ;-) Because of the State's Landlord Tenant Laws, the Landlord/Seller is on-the-hook for the cost of the A/C.I could have sold two more if I had the inventory.What would you like to know?

I might accept a B+ multi family in a great location with indicators of growth at a lower rate of return, whereas I would demand more from a C class in a less healthy area.

Right now if you are looking in the Ohio area you would need to spend at least $80k for a $950 SFR in a B area.Or at least $60k in a C area with some reno work performed by you or your team.Lenders are offering 15% down loans.

My properties are in A locations but that shouldn't be used for properties in C and D locations but a calculator doesn't discern between them and is only a very basic tool.

I've recently come to the conclusion that mold is the one of the biggest hustles in the inspection/home reno business b/c I see "mold remediation experts" charging tens of thousands of dollars to remove "mold" that isn't harmful to 97% of the population...but I realize that is an unpopular view.Anyways, about to close on a house that has a musty smell to the basement and likely some mold down there, so I'd be curious how you treat your properties with that issue - after buying them for a steal ;)
