Residents crank the heat up in the winter and then open a window to cool off...I am not trying to scare you off, just you need to budget for them.I don't mind multifams, but the numbers have to be right, and in this market it's hard to get the numbers right.

Turns out some renters dont want to live in cookie cutter apartments, and will pay almost as much for my units without the amenities.I also google for info on market rent trendsAfter all that,I make the best educated guess for each unit/location that I canMore detailed data would be very helpful.So far, my units have always rented for asking within a month, except units that entered the market in the winter, which rented when I dropped the price by $25/month.

If this is at ground level, and depending on what your winters are like in Texas, I would suspect this is the result of annual freeze/thaw cycles, in which case there may be no getting away from the problem without serious renovation work.
