Here is how I reached this decision based on my needs:------------------------------------------------------------------------------------------------Buildium - met my requirements for: good look and feel (user interface simplicity), price ($40/mo), cloud-based, work order module, good accounting options, photo and document uploading (leases, receipts), mobile app, allows per owner or per property or per portfolio views of financials, syndication to online rental sites (Zillow, Trulia), and some type of web site automation.  

Make sure you grab the Add code in your Facebook account page so you can include it in your web pages.

When you add in your admitted lack of experience, it becomes even more apparent the professional PM is your best bet.

I am willing to bet that institutional sellers know a lot more about notes than you do.

These days most people have a presence on the web and you can find some kind of contact that way (of course not possible, if it's Joe Smith)

However I suspect there is language in the lease somewhere else about notice of leaving or not renewing.I think it really sucks when you find stuff like that but It is a commercial lease and you should understand any lease you are signing.You best bet may be challenging the "Market Rate"Good luck - Ned

I'm getting several great ideas.Doing more linkbuilding work in blogs, forums and submit your site to web directories or do article submissions are good ways to practice.

My humble opinion is to hire someone for your web site preferably someone with an investor's background unless it is your desire to learn everything there is to learn.

If you spend enough time on this site I bet that you could teach your own class in a short time. :-) Of course I'm joking, but there is a tremendous amount of value here.
