Florida is still doing quite well in terms of migration, so any of those cities will likely do well, but consider the cost of insurance, cost of living (Miami) and weather related events that might be more harmful in certain areas, especially coastal. 

Plus, you can charge extra for garage space, weather it is to your tenant or not.Lastly, you don't mention it in your post, but check the breaker box.

I get you are trying to market a product, but aggressive forecasts are exactly the type of investment that I would warn less experienced investors to avoid.  

Ask to see the calculations used (actual document) - the adjustments made, the current to future rent forecasts. 

I am curious still on your negative San Diego forecast 17-18.
