Lately though, the prices are so overinflated in Los Angeles and I predict a correction is over due... so Im thinking of waiting until it swings down a bit before I induce my buy and holds strategy so I dont lose value... and capitalize on appreciation while enjoy rent increases every year.   

Not sure if my question is visible, but the numbers are super rough because I am practicing the analysis.

A BP user also mentioned "Impact Theory" on youtube and I have been enjoying that as well, which leads me to ask ya'll:How do you stay motivated (positive, hyped, excited etc) about, well, life? 

Sell CA property and 1031 the entire amount into a single property, do not split the funds and buy a larger 6 unit or bigger in NC and enjoy the cash flow and stability.

Others may enjoy tracking and reporting extra k1s, dividend and interest income more than I. 

Select lenders do part of purchase and part of rehab; as work gets done.There are local REIA groups and networking events; that meet up with informal settings; which gives opportunity to meet fellow investors in the areaGood luck and enjoy the journey
