Also, properties in these areas tend to be older housing stock which will mean more maintenance issues and the tenants in general will be harder on the property in lower income areas.

For a SFH or TH/rowhouse the 3rd bedroom can be a huge factor in appreciation.For apartments it will vary by market, but in general you can charge more for a 3 bedroom, but I would guess that vacancies would tend to longer.

well, I tend to agree on sellers and major repairs, but remember the sellers  often do required repairs in an inspection in my experience, and, yes, your interests diverge (they are leaving) but the owner will not be on the roof, the roofing contractor will, so if you can agree on the highest quality firms in your area, they probably won't do substandard work or compromise their reputation on one roof job.

Btw, some have an owner's unit, which may have an attic or crawl space access...At any rate, they tend to get the unit vacated for you because  no gets paid (seller, realtors, etc) unless it vacates, so you would be surprised how effective they can be at getting it done to do the deal...but if long term leases are in place and renters are not going anywhere, it may not be  a good fit for an owner occupant....
