I'm curious to hear from the experienced folks - finding the right property at below-market value for BRRRR seems very exhaustive, wouldn't they be more motivated to sell a property at market value for less work and more profit?

I have seen this done for big returns. however if you do not find a buyer you had best be prepared to take ownership or you lose your 20% deposit.

Just finding out that with a full time W2, it is nearly impossible to qualify the RE status especially with short term rentals.

But, can you then EASILY find a Buyer who will pay you more?

Overall I have the impression that many software/tools--provide very interesting amount of actual deeds, history, lien info, county recorded documents, or other direct data.Here is an incomplete list of some services I'm looking into, to see if I find one (or 2) that are a good fit!

If it is the only option, you may be able to find a company that will take on that liability and service the well to ensure it is safe.
