I recently closed on a property that needs some extensive work to be brought up to minimum standards of habitation.

If there is no power to the top unit, how is the fridge working and how is the unit considered habitable from the city's perspective?

Money can be made renting houses to travelling workers. 

My travels are either conferences out of town  or to the bank to initiate wire transfers.

But don't make it a habit I've learned,find a good balance, because you could potentially be losing your next partner  by not creating an interaction .

I self manage 15 doors in 3 different markets and I'm constantly traveling.

@Greg Dowdell I haven’t done this, mainly because the landlord in RI is ultimately responsible for ensuring that the property has running water and sewer, which in practice usually means s/he pays the bill to ensure that’s the case.That said, you can certainly try to bill it back to the tenant, but if they don’t pay you will end up paying the bill anyway because if the water is shut off then you will have breached your implied warranty of habitability, and I believe it would count against you if you ended up in eviction court.So, basically you have to hope that the tenants are good enough to care about paying their water bills consistently, but not so good that they google (or ask) around and find out it’s ultimately the landlord’s responsibility.My main concern as a landlord would be how it would play out in eviction court. 

Hi, we won a lawsuit against our dubious landlord in SF (I'm a landlord too) as the house was well below habitable standards in many ways and resulted in personal injury and property damage. 

Even if they could, I don't know that I would want them to stay as they have 3 big dogs and a car hoarding habit... so many vehicles for 2 adults.
