Most are local, so go to REIA meetings in your area and talk to other investors to track some down in your area.Private money would be cheaper, if you know someone who has that kind of money.Credit cards might be an option.

He has no ownership and will allow me to keep all the profits I make.I'm on my second home right now and I am finding that my time is completely sucked right out of me with all of the little things that need to get done when managing a flip.For example, I do everything from finding the houses, buying the houses, hiring out contractors to do the work, keep track of the books, sell the property, etc.

Up to you if you want to trust that title companies searching capabilities or find a third party on top of the closing companies search..I have had issues with First American, Chicago Title, and 2 other title companies(underwritten by first american) this year.

Buy it cheap, don't over rehab it and then sell it for a lot less than it would fetch in a nicer area.Last year I made over $33K flipping a house that was literally across the street from a sewer plant, had train tracks running through the back yard, was in the flight path of the municipal airport and while in a nice town itself was less than a 1 min drive (Unless you had to wait for a train to go by:) ) drive from arguably the worst city in the state.Sold it for about $100K less than I would have if it was like a mile away.

OK, I am getting side tracked, when I show homes, it seems that people don't care too much about the exterior color, especially not in this price bracket.
