@Mathew CrivelliAbsolutely lol, the area I'm investing in is low income so I don't think it would support raising the rent that much.

Debt paydown and inflation will likely have raised the value.  

I always try to be on the side of the angels, but a deal that can pass the Doom-and-Gloom test is usually much more solid than one that depends on unicorns and candy sprinkles aligning with the planets. 

I believe that could raise the amount I can rent the home for. 

Some pad rents are also below market rent, these could potentially be raised moving forward.

So on my 45 minute drive home from my W2 job I mentally started putting together a list of friends and family that I may be able to ask for help, or present it as an offer an opportunity to invest to raise the down payment.

We are also considering raising the rent of one unit by $50.

I think the best way that I could make this possible would be to try and get a couple hundred thousand dollars of the seller financing, $100,000 from my own line of credit, and maybe try and raise a couple hundred from outside investors.

For the bill, you can have the tenants split it based upon volume OR include heat into your rent and raise the rent accordingly.
