However looking at the market, I’ve realized I have listed the house much, much lower than comparable properties and I suspect this is why I have been flooded with so many prospective tenants.The property is listed about $300 below market and I want to take down the listing and relist it for maybe $275 higher.

If Boston suspected that Joe Smith at 123 Main St had been renting out his house in violation of the statue, sure the city can get a court order for AirBnB to turn over all records relating to 123 Main St or track Joe Smith's public AirBnb profile to see his past listings and take appropriate action.

I suspect Ken has cured this issue with the new arrangements.The ability of a lender to terminate an installment contract and not release title goes to circumventing foreclosure laws, any equitable interest as set by state law needs to be foreclosed upon, not simply terminated and deeded back the the seller.

I suspect Frank is going to learn this the hard way.For sure occupied homes are NEVER shown UNTIL you have an accepted contract.. and the only time you show them is during the home inspection.. that is how my wife does it.. and you get all sorts of newer buyers that want to look before they make offers on occupied properties as they are nervous or must don't know better.. but that is not how occupied properties are bought.. your life blood in this industry is the tenant last thing you want to do is have 5 showings in a week  :)  Anyway.. carry on.. having been a broker myself since 1975 I fully understand that I am a Independent contractor and I can choose what and who I work with..
