Many title searches/insurance policies supplied by REO title firms will not include, and have exceptions for, any unrecorded liens....such as utilities, code violation fines, etc.

My experience was almost exactly like yours but it only took them 3 days to email me the contract.

I was told someone else is filing a case against her as well and I forwarded the emails, pictures, and videos to the National REIA.
