A smart alternative to buying little green houses in states you would never want to visit is to invest in a syndicated apartment complex (think: red hotels).Apartments are better investments than houses because of the economies of scale: maintenance is cheaper, occupancy and therefore income is more stable, the number of units you own = the amount of diversification you have, and banks love to lend on them.Keep in mind, apartments are one of the most stable (read: safe) investments an investor can make.

lolThese days he mainly just does commercial land development and selling off of his own parcels to dabble and his sons handle the more taxing deals for clients.Every market has varying cycles but as a whole he has seen about 4 different recessions in his time and many down markets.First time homebuyer houses come back first, followed by multifamily, retail, industrial, office when people hear about the economy getting better they venture out and do new business startups and existing businesses add on space and employees feeling better about their prospects for success,  hotels when people feel they can travel for cheap for vacations and business bookings increase, and the final phase is when ALL asset classes are building new product.
