I don't even accept an application if they don't show sufficient income (unless they also meet one of my special cases where I go a bit lower than 3 times rent).They probably figured they couldn't qualify, so that was why they left stuff blank.

It's been my experience that given sufficient outdoor time, these larger dogs are far more docile indoors - post-puppyhood of course.

Absent referee's cooperation, the judge can agree to waive or modify the requirements based on sufficient input from the listing agent. 

To buy more time, there must be an agreement to purchase that the lender's foreclosure attorney will consider arm's length and sufficient to pay the lender, and even then the attorney might still want to see some payment before that auction (and it might even need to be as much as the reinstatement amount for the loan).

But if it's a good deal, proceed by all means.I also suggest you keep any balloon payment out further to ensure the odds of your refinancing and actually creating sufficient equity.
