You do not have the skill set knowledge or money to be putting anything under contract .I’d  Do more research and study before you start making Promises and filling out agreements  

You seriously need to do some  deep study of short-term rentals before you wander out without knowing what you're doing.

Check to see If there are any specific street design requirements, DOT requirements, permits or traffic studies, DWQ, Army Corp or any other environmental requirements or permits. 

Just obsess and study and you'll get it!
