Jon is quite right expense are recorded on your income statement.Assets Cash Cash surrender value of life insurance Retirement accounts Marketable securities Real Estate Business Investments Other Investments Gold and other commodities Notes ReceivableLiabilities Mortgages Credit Cards Lines of credit Other Loans Student loans There are not the only accounts but for anyone not sure what goes on the balance sheet this should give you a better idea.

I could up it 75k if I dont pay off my student loans, but I like the idea of being debt free, especially if I loose my job.I have been lurking here for a long while, learning what I can, and hopefully make a few contacts in the coming months.

On this topic, I know an investors in Chicagoland/NW Indiana area who basically counts any deal that he's had even a small involvement in as his own deal.As an example, he's also a mentor, so he includes any deal that he helps his students close on, even though he isn't financially involved in that deal.Would you include that as your deal?

I played online poker for a living for the last 5-6 years and have about $100k I could tap into (its not very liquid, i'd have to sell my property overseas) if I see potential in this for me.I'm most likely going to be a mature student pursuing an engineering degree, thus no real income...and to boot I don't have any credit history due to never having anything on my name even after being naturalized.I'm not expecting to jump into REI right away and having banks approve me for a loan with no experience, credit or income lol but i'd appreciate any thought on my best way of getting there.My current plans are to read as much as I can on this forum while getting myself an entry level credit card to build my credit score.

They typically rent for a slight premium ($50-$100/month) to empty rentals.I have considered staging my rentals with basic furniture that are geared to students, but I also feel you may have a higher turnover rate.

Luckily there is no law pertaining to length of lease.When I'm in doubt with a new tenant I go for the month-to-month lease.Except for college students where I get the good ol' Parental Guarantee!
