We figure though that if the house is 50 plus years old  (some are nearly 100 years) and they are still standing straight, that they will still be standing when we are gone so no need to go looking for problems. 

I feel that even if/when the bubble pops, and the value of my property decreases, I will still be coming out ahead in quite a few ways - 1 - I will eliminate or minimize my monthly rent/housing costs2 - I may/should be able to (?)

Work with an accountant who can coach you on how to keep your books and records straight.

Go ahead and get the ALTA survey and zoning letters, that you need regardless of who you sell to.

I know that it's also often the case that older seasoned investors get really excited about enthusiastic young folks getting a head start on their REI journey, and are more than happy to help them along … I hope you encounter more of that in the future! 

Go straight to the source - the AZ Real Estate Commission (or whatever it may be called in AZ) and ask your question to get the most straightforward answer to your questions. 

There is also a section that describes foreign income (looks like I'll have a good amount of reading ahead of me), but still nothing requiring the ADS.
