If they don't sell, there is no depreciation recapture; it really doesn't matter if they have a long term lease or short term lease or even if they leave the house vacant.If they want to sell, they can 1031 exchange into another property to avoid depreciation recapture.

You could look into multifamily syndication deals (I'm not well-read on this so maybe someone else could chime in), or you could invest that money in the stock market.
