Without knowing the specifics of (1) your personal situation and (2) the particular property market conditions for the property market your property is located in and (3) the condition of your house, etc. it’s impossible for anyone to provide meaningful advice concerning whether or not to entertain this offer.Many states have standard contracts and procedures which have all but eliminated the need for an attorney when the sale of real property is done utilizing the “usual” methods of financing and ownership transfer.

With flips, specifically, I would say many new flippers don't think about their hold costs: utilities, taxes, insurance, interest (if you have a loan) and the big one: all the closing costs, or the fact that if you don't replace the furnace and it is pretty old but working, the buyer will want some form of credit for that.On rentals: leasing commissions are almost never discussed on these forums.

Hello I could help you with a fix’n flip loan.To apply is easy, you just need to have a minimum credit score of 620 if higher better, you need to have at least 25% to buy, you need to have a company and if you don’t have experience for your first deal you would need to do the renovations with a general contractor.Our terms are 80% LTC or 70% ARV, the rates are 10.75%, no prepayment penalty, 12 months, our origination is 1.5% + underwriting fee of $1500 and legal fee of $1250 plus appraisal and title fees.Please let me know if you need terms for an specific deal, I’m happy to help!
