Don't call a property owner and tout that you have a degree and it qualifies you to manage their property.

I would prefer to buy something local to the Longmont CO area, but there are limited options, so I am open to out of state investing, but concerned about managing it.

The model for renting RVs/THs is there but your expenses go way up b/c of management and maintenance on the homes.For our business model, we will be placing two homes on a lot with a big view as vacation rentals (more of duplex than single TH).  

Taylor Harrell does an excellent job up there in Property Management and runs the gift shop. 

I am working on that now and have already booked a hotel and will be meeting onsite with a property manager on Tuesday.  

I was advised that if I want to separate the management from the property, the managing entity should be an incorporated.

We are investors, agents, and property managers.

We are wondering how we could best maximize our return on the property- either by partnering with a developer to eventually share returns or hiring a developer/general contractor/house builder ourselves and managing the project ourselves. 

Nine out of 10 times we'll get a call the day before the appraisal, but occasionally the appraiser will call while standing outside the house when he sees the "Alarm" sign on the door; when that happens, we tell him how to disable the alarm, but now that we know he's at the property, we can rush right over or send our project manager over to meet him. 2.

So I'm familiar with managing rentals (even remotely, as I still helped during college) and am hoping to get a good cash flow rather than appreciation.
