OK I know, I know, finding solid contractors of ANY kind is already difficult enough, but I'm looking for any leads on nearby builders of small unique home styles: A Frames, Simple Cabins, and other Tiny Homes generally speaking. 

My philosophy is to give the best service possible because my goal is to make clients for life and build a solid referral relationship with my clients.

My advice is find a solid property that doesn't need a ton of work up front and pull the trigger.

Whatever you do, have a solid contract in place, drafted by an attorney and witnessed signatures by a notary.One other consideration is the fairness of gifting $250,000.

Showing rental income also shows it was used in trade or business, so these two things combined are solid proof to avoid questions.
