Trash, belongings, number of cars... getting ahead of tenant problems helps me sleep at night.

As a landlord, my preference is a small dog whose bark is disturbing the other tenants or the area in general,  but I wanted to get y'alls perspective on the sentiment concerning ESAs in DC.Aside from the above we've started our apartment search so any recommendations would be appreciated.

You will also need to show proof of cash reserves to your lender if you go with a conventional loan.For a sub $100K house with a low rehab cost of $5K with 25% down - $24,500, cash reserves for me at least $10K.So on a conventional loan, at least $40K, $50K would make you sleep better at night.

I was very embarrassed, because no matter how many candles I had the smell was just not going away by this time I was getting bad headaches every day coughing sleeping all the time to the point where I went for full time at work to part-time work I saw when it rained in the porch where it was screened in right by the front door.

I hate taking a week vacation and spending 2+ days traveling plus all the time required to adjust sleep patterns. 

I have the lower limit set to 72 and if anyone wants to go sleep they want to turn it down to 72, but the people downstairs freeze to death at that temperature.

Problem is there are tenants living there so I'm trying to disturb them as little as possible.
