Upon inspecting the property after move out, I discovered the tenants had applied a polish/wax to the floors.I had two flooring experts out and they both assessed there was no way to remove the polish/wax and restore to the matte finish.

Short answer, give a call to your contractor license board and explain what you want to do, it could be anonymous.

So for the short term, you need to keep enough funds to protect for any negative cash flow you may encounter up front.
