The house is mostly turnkey, with the seller having installed new carpet.However, I've heard concerning stories about tenants and their pets damaging carpets, even if pets weren't permitted per the lease.

If major renovation is needed, you may need to do a short-term Fix and Flip loan to renovate, then refinance to a DSCR once it is ready to go.  80% LTV is pretty typical for a DSCR, especially with your healthy credit score.

In a few short years I could likely move to areas where the median home price is around $100K and likely get fairly close to retirement (although I don't want to).Although you may not cash flow, I recommend starting with house hacking.
