I know that the market is a little unrealistic as far as most home prices but I figured of the market tanks which no one can predict that I can still hold on to the property and the market will eventually come back up.

If the law changes so that it says you can't evict tenants and the economy tanks so that you can't rent your unit for a long period of time - who can weather that? 

Fish tanks, computer equipment, lighting, heating pads, portable air conditioner, electric blankets, power tools, just on and on. 

If you are only getting desperate-looking people who are trying their hard luck story at every advertised vacancy and the local market is not totally tanked,  you may be asking a bit too much.Good luck.

Each mobile home has a separate address, no sewer due to the septic tank, garbage is taken care of by city.

When did you decide to tap the fish tank? 

The land has a pond in the middle and a septic tank behind the pond so I am unable to put extra mobile homes on the extra acreage.

If you don't have good systems in place and some operating experience, you are just as likely to tank the business as you are to add value. 

I occasionally had to light pilot lights or he had to clean out the tanks, but it was really minimal maintenance.
