$500k at 4% is only $2400/mo so plenty left to pay for insurance/property tax and still be self supporting. 

My expense ratio for vacancy, capex, and maintenance is generally in the 15-20% combined range but I'm rehabbing up front and then self managing my properties. 

When you buy a primary home you need to show how your going to either continue to work at the same company or if self employed continue to run the business.
