Dustin, it is not clear from your post, but I am going to assume you are seeking 100% financing of your next purchase which will be your primary residence. 

After you complete a few project you may find potential lenders are seeking you out.

I expect the better quality tenants in the Philadelphia suburbs would be aware that the neighborhoods you mentioned are not the best, and that type of tenant will seek better neighborhoods if / when they can afford to do so. 

I would seek out the advice of a real estate attorney.  

It might be what you are seeking. 

For me, I managed my own stuff at the beginning, and still do, to learn about all aspects of the business and I believe this has made me a better investor Will allow me to later seek out the best PM when I am ready to step back.  

Are you seeking debt through a note, secured by the real estate, so that you can hold as a rental?
