The risk associated with equipment theft isn't if someone leaves a key in since everyone has a key, it is if you don't secure the equipment or have good monitoring of your site.

How is the search going have you secured a property as of yet ?

I switched many years back to a refundable security deposit.Insurance seemed like they had no skin in the game.

There will be a debit from the seller for any security deposits and advance rents, etc. 

I ended up securing additional funds for my next project using a HELOC What made you interested in investing in this type of deal?

It made me start thinking about an outdoor security system for the future once everything is up and running.

Closing will not occur for 6 weeks - All utilities are currently on but wondering if I should turn off Gas & Water since the house is vacant & only leave the Electric on for security reasons.
